Before starting to look out for a property to rent make sure you have your references ready having these ready will enhance your chances – you will be asked as any Landlord or Letting Agent will want to take up references.
If you are currently renting give notice to your current landlord or agent if you can move quickly you will get preferential treatment by Landlords and Letting Agents.
Make the time to view properties and be flexible about when you can go. You might find that most people can only view after working hours or at weekends so if you can take some time of during the day it will increase your chances of seeing something before anyone else does.
See as many properties as possible. Seeing just one property will never give you an idea of value or a good idea of what is happening in the rental market. At least see three or four properties.
Be realistic about price, condition and location and not too finicky about getting things perfect. If you have a list of reasonable requirements the most suitable property may match at about three quarters of these.
When you see a property that matches your requirements do not hesitate, make an offer for it immediately because if it’s a good property it wont be available for too long.So many people procrastinate for too long and end up trawling around too many properties and then decide eventually the one they had seen a few days ago was the best – Of course, by then it is too late and has been let.

It is important to maintain contact with your landlord. The better your relationship, the less likely it is for you to disagree on the condition of the house, or finer points in the contract when you wish to leave. It is inevitable that you would be asked to put down a deposit when you move in – this is usually returned on your departure should the property be to the landlord’s satisfaction.
